There are some great properties available at below market costs that people are buying! Please note that when you are looking for properties, you will most likely come across distressed properties in your search. While these type of properties have alot of advantages, (often priced under market value), there are also some unique challenges that you should be aware of.

Below are some of the main differences between buying a short sale versus a normal resale property:

    * Your offer needs to be accepted by the seller AND their lender(s)
    * It could take some weeks until you hear whether your offer is accepted (and you may 
       get a counter after that time)
    * Property is most likely sold AS-IS with no repairs
    * Special addendum required with the contract
    * Although it could take months to hear from a lender, realize that you need to act quickly
      once the offer is accepted. Make sure your loan will be ready to go.
